Alto: Property Management From Concept to Delivery

The OPPORTUNITY

Alto is a prestigious development in Manchester City Centre, combining over 300 residential apartments with commercial units. The developer involved us from the concept stage onwards, allowing us to support them by developing a complete management strategy for Alto.

The project

Construction would take place in three phases over two years. We were to provide our support throughout, from concept and initial designs to delivery and then management of the scheme.

our Approach

Early-stage involvement is hugely beneficial for a property management strategy – we could provide advice and guidance to the developer’s project team and help them avoid errors or pitfalls that could impact the project more seriously later.

The object was to design a management strategy that benefitted the residents and protected the developer’s reputation.

We allocated a dedicated Property Manager who would liaise with the developer and construction for the full span of the project, completing each development phase.

We agreed on a timetable of milestones and actions with the developer to shore up decision-making.

Part of our remit was to work alongside the design team reviewing all drawings, plans and specifications. This information would feed directly into the property management strategy.

At every phase, we embedded management matters into considerations and decisions that would impact the finished development.

The Outcome

Phases one, two and three of Alto were handed over successfully between 2013 and 2015.

Over this period, we designed and delivered a coherent, consistent and highly practical property management strategy.
